Off-Market Properties in Monaco: How to Get Access | LBMC Properties

A significant share of the most interesting transactions in Monaco never go through a public listing. These off-market properties, reserved for a small circle of buyers, bypass the usual platforms and agency windows entirely. Understanding why this parallel market exists, and how it works, helps you know where to look, and above all how to earn a place in it.

Why a property sells off-market

Several reasons lead an owner to rule out any public listing. Discretion comes first: a well-known individual or a wealthy family often prefers to avoid word getting out that their property is for sale, whether out of concern for media exposure or simply a wish for peace and quiet. Some sellers also want to avoid the flood of curious viewings that tends to follow as soon as a prestige property appears in a public listing. Others are testing the waters with a small circle before deciding whether they genuinely want to part with the property at all.

A market built on trust and relationships

Access to off-market properties depends on no platform whatsoever: it rests entirely on the relationship an agency has built with owners and on its reputation for discretion. An agency long established in Monaco knows a significant share of the owners of the Principality's landmark residences, often well beyond any current mandate, and is usually the first to be contacted when an owner considers a confidential sale. It is this long-standing relationship, built over years, that grants access to these opportunities before they are made public, if they ever are.

How a buyer gains access to these properties

For a buyer, gaining access to the off-market means first being recognised as a serious profile: a verified budget, a clear project, and the ability to decide quickly. An agency generally only presents its most confidential properties to buyers already qualified, capable of mobilising the necessary funds without delay once an opportunity is identified. This is why it pays to build a relationship with a trusted agency, and to clarify your project and budget from the outset, well before searching for a specific property.

Off-market does not mean less informed

Contrary to a common assumption, an off-market property is no less documented than one listed publicly. The agency holds the same information, building history, co-ownership charges, condition of the property, and shares it with the prospective buyer with the same rigour. The only difference lies in how many people know the property is for sale, not in the quality of the support provided.

What this changes for negotiation

An off-market property escapes the pressure of an open market, where several buyers can bid simultaneously and drive prices up. This can work in a buyer's favour, in a calmer negotiating environment, but it also requires genuine readiness to decide fast: a seller who chooses discretion generally favours a responsive, serious buyer over a drawn-out competitive process.
